Engineered hardwood is the best choice for most Southern California homes. It handles the temperature swings and low humidity better than solid hardwood, and it can be installed over concrete slabs — which are common in LA construction. Engineered planks have a real hardwood wear layer bonded to a dimensionally stable plywood core, so you get the look and feel of solid wood with significantly less risk of cupping, gapping, or warping. We install engineered hardwood across Los Angeles, Santa Barbara, Beverly Hills, and the surrounding areas.
Hardwood flooring installation in Los Angeles typically ranges from $8 to $18 per square foot for labor, depending on the installation method, subfloor preparation required, and complexity of the layout. Material costs vary widely — from $4 per square foot for basic engineered options to $20+ for wide-plank European oak or exotic species. We provide detailed, line-item estimates after an on-site evaluation so you know exactly what to expect before any work begins.
A typical hardwood flooring installation takes 3 to 7 days for an average-sized home (1,000–2,000 square feet), not including acclimation time. Engineered hardwood needs 48–72 hours to acclimate to your home’s environment before installation. Site-finished floors require additional time for sanding, staining, and multiple coats of finish — usually adding 3–5 days. We provide a detailed timeline during the planning phase so you can prepare accordingly.
Yes — engineered hardwood is specifically designed for installation over concrete slabs, which is one reason it’s so popular in Los Angeles and Southern California. The key is proper moisture testing and vapor barrier installation before the flooring goes down. We test concrete moisture levels using calcium chloride and relative humidity methods to ensure your slab is within acceptable limits. If moisture levels are too high, we apply moisture mitigation systems before installation.
Solid hardwood is milled from a single piece of wood and is typically 3/4 inch thick. It can be sanded and refinished many times over its lifetime, but it’s sensitive to moisture and temperature changes, and it cannot be installed over concrete or below grade. Engineered hardwood has a real hardwood wear layer bonded to a multi-ply plywood core. It’s more dimensionally stable, can be installed over concrete slabs, and works with radiant heat systems. For most Los Angeles homes — especially those with concrete slabs — engineered hardwood is the better choice.
Hardwood floors typically need refinishing every 7 to 15 years, depending on traffic levels, finish type, and maintenance habits. High-traffic areas like hallways and kitchens may need attention sooner. Oil-modified polyurethane finishes tend to last longer in high-traffic areas, while water-based finishes offer faster dry times and lower odor. Hardwax oil finishes can be spot-repaired without refinishing the entire floor. We evaluate your existing floors and recommend the most appropriate finish for your household’s usage patterns.
Luxury vinyl plank has improved dramatically and is now a legitimate alternative to hardwood in certain applications. It’s waterproof, making it ideal for kitchens, bathrooms, laundry rooms, and basements where hardwood would be risky. High-quality LVP from brands like Cortec, Karndean, and Shaw Floorte is increasingly difficult to distinguish from real wood. That said, LVP does not add the same resale value as real hardwood, and it cannot be sanded or refinished. We install both and can help you decide which makes sense for each area of your home.
California’s CSLB C-15 Flooring and Floor Covering license is a specialty classification that requires demonstrated experience and knowledge specific to flooring installation. Holding this license means we’ve met the state’s requirements for flooring-specific competency — including subfloor preparation, moisture mitigation, adhesive systems, and finish application. Many general contractors subcontract flooring work to unlicensed installers. We keep this work in-house under our own license because the quality of a floor installation depends entirely on the crew doing the work.
